The inspector who did the assessment on the house noted one or more damages to the home that were either willful negligence on the part of the tenants, and/or vindictive, malicious damage, or through sheer disrespect for the care of the home. The Realtors that did gain access said what a horrible state the house was in. I asked Adam several times to go in and inspect the home to make sure she wasn't trashing my home, and each time he said everything was okay, nothing was wrong, and he couldn't see any damage. She refused Realtors to show the home to buyers on numerous occasions, and Adam did absolutely nothing to deter and/or stop this by evicting her. The tenants became upset when I put the home on the market and the woman wanted me to sell my home to her for $15K less than what it was worth. First of all, Adam had only five people on the contract, their were six living in my home. The next tenants that moved in tore up my home. Despite my reluctance Adam once again insisted to "Keep the tenants happy," unless they didn't rent again and reminded me "You said yourself you can't afford to pay two mortgages." It supposedly took 4hrs to remove the fish from the bath tubs and Adam okayed my being billed that much for their removal. Another incident was where Adam insisted the tenants wanted rubber fish removed from the bottom of the bath tubs, a safety feature, because they were "Uncomfortable," to stand and sit on. Numerous repairs to my home, built in 2003 by Pulte, appeared to be unnecessary, but Adam insisted they were all legitimate which, obviously, they weren't as evidenced by the dishwasher replacement. When I got the invoice recently, only then did I realize it was a repair that didn't need to be done. There were numerous repairs to the home done, at least one of which was not necessary as evidenced by the contractor noting that, but Adam insisted to keep the tenants happy to just go and replace it because it was old. Contract states the property manager is to represent the landlord, me, only and not the tenants, this has not happened. Initially, Adam rented the home for $300 less than market value to keep it rented stating that, because I was a student and couldn't afford two mortgages. comHired Acorn & Oak Property Management via Adam Hedrick to manage my home at 5129 Obion Court, Raleigh, NC 27616 in 2015.
